Cooling is the carbon problem: energy optimisation in tropical buildings

15 January 2026 · 6 min read · Sustainability

In Malaysian commercial buildings, air conditioning dominates the load curve. Sensing occupancy is usually cheaper than replacing plant.

Find the empty hours

Before any capital works, measure how much cooling is delivered to space that is unoccupied. In many buildings the answer is a substantial share of evening, weekend and shoulder-hour consumption — addressable with scheduling, setpoint discipline and zone-level occupancy sensing alone.

Comfort is a constraint, not a variable to sacrifice

Optimisation that produces tenant complaints gets switched off within a month. Acta configures models with hard comfort and air-quality bounds, and reports both energy and comfort adherence side by side so facilities teams can defend the result.
